-176- <br />A traffic generation analysis of TH 47 at the intersections including Alpine Drive, Sunwood <br />Drive CSAH 5, and CR 116. All of the above intersections, excepting the intersection at CR 116, <br />performed at acceptable levels. <br />The Drainage Plan.has been modified since the June 29, 2006 version of the Staff Review Letter <br />to incorporate recommendations of the City Engineer. Minor modifications to the plan are <br />pending. . The development is subject to permitting by the Lower Rum River Water Management <br />Organization. <br />A tree inventory and preservation plan has also been modified since the June 29, 2006 Staff <br />Review Letter and is determined to be acceptable. There are roughly fifty (50) trees on the site, a <br />majority of which are Siberian Elms, a non - native, invasive species. Approximately one -fifth of <br />the trees on site will be preserved, including multiple Bur Oaks, a Hackberry, and a couple of <br />American Elms. <br />The Planning Commission conducted a public hearing on July 10, 2006. There were 2 residents <br />present that expressed concerns with the drainage plan. The City Engineer assured the residents <br />that the drainage concerns would be addressed in the final drainage plan. <br />Recommendation: <br />The Planning Commission and City Staff recommend preliminary plat approval with certain <br />contingencies. <br />Commission Action: <br />Motion by Commissioner and seconded by Commissioner to recommend <br />City Council approval of the preliminary plat for Amber Ridge 2' Addition contingent upon the <br />following: <br />a) City Council and Metropolitan Council approval of the Comprehensive Plan <br />Amendment and rezoning. <br />b) Compliance with City Staff review letter dated June 29, 2006, revised August <br />3, 2006. <br />Review Checklist: <br />Community Development Director <br />Zoning and Recycling Coordinator <br />City Engineer <br />CC: 08/08/06 <br />
