We offer the following comments: <br />General: The preliminary plat proposes to replat Outlot B, Amber Ridge into 5 single family <br />urban lots and one outlot. The property is approximately 2.2 acres in size. <br />Zoning: The property is zoned R -2 Medium Density Residential and single family homes are <br />not a permitted use in this zoning district. The preliminary plat submittal included an application <br />for a Comprehensive Plan Amendment to change the land use from Medium Density Residential <br />to Low Density Residential; a rezoning application to change the zoning from R -2 Residential to <br />R -1 Residential. <br />Density: The maximum net density allowed in the R -1 MUSA district is 3 units per acre for <br />single family homes. The net density is approximately 2.2 units per acre. <br />Lot Dimensions and Area: All proposed lots meet the requirement for 80 feet of frontage on a <br />public road, either at the road right -of -way or the building setback line. All of the lots exceed the <br />10,800 square foot minimum required by City Code. <br />Setbacks: The Preliminary Grading Plan reflects that all of the proposed house pads will meet <br />the 30 foot front and rear yard setbacks, the 10 foot side yard for habitable space, and the 6 foot <br />side yard for inhabitable space. - <br />
