-190—
June 29, 2006
August 3, 2006
Lawrence Olson
E &G Development
1875 Station Parkway N.W.
Andover, MN 55304
Re: Preliminary Plat — Amber Ridge 2 " Addition
Dear Mr. Olson:
15153 Nowthen Boulevard NW • Ramsey, Minnesota 55303
City Hall: (763) 427 -1410 • Fax: (763) 427 -5543
www.ci.ramsey.mn.us
We are in receipt of your revised preliminary plat submittal for Amber Ridge 2 Addition
consisting of the following sheets: Preliminary Plat, Preliminary Utility Plan, Preliminary
Grading & Tree Planting Plan, and Drainage Area Map, prepared by LSJ Engineering, Inc., dated
May 15, 2006; revised July 18, 2006; and the Tree Preservation Plan prepared by Pioneer
Engineering, dated May 15, 2006 (no revision date supplied). We offer the following comments:
General: The preliminary plat proposes to replat Outlot B, Amber Ridge into 5 single family
urban lots and one outlot. The property is approximately 2.2 acres in size.
Zoning: The property is zoned R -2 Medium Density Residential and single family homes are
not a permitted use in this zoning district. The preliminary plat submittal included an application
for a Comprehensive Plan Amendment to change the land use from Medium Density Residential
to Low Density Residential; a rezoning application to change the zoning from R -2 Residential to
R -1 Residential.
Density: The maximum net density allowed in the R -1 MUSA district is 3 units per acre for
single family homes. The net density is approximately 2.2 units per acre.
Lot Dimensions and Area: All proposed lots meet the requirement for 80 feet of frontage on a
public road, either at the road right -of -way or the building setback line. All of the lots exceed the
10,800 square foot minimum required by City Code.
Setbacks: The Preliminary Grading Plan reflects that all of the proposed house pads will meet
the 30 foot front and rear yard setbacks, the 10 foot side yard for habitable space, and the 6 foot
side yard for inhabitable space. -
