I do not feel that the proposed sketch plans are a wise "fit" for the immediate neighborhood which surrounds
Haubricht parcel(s). The 30 or so single - family homes which currently occupy the mile -long cul -de -sac are all
similarly designed and of nearly -like values. While the rezoning of the other parcels in the neighborhood is not
being discussed, changing the zoning and density of the Haubricht parcel does have the residual effect of
changing the housing density of the surrounding area.
Community Growth:
The close proximity to current (and possibly upgraded) transit options make the 2,500 townhome units proposed
in the Ramsey Town Center plans ideal. The designers and planning committee should be applauded for their
vision. 1 have concerns that the recent amount of city -wide townhome development AND any similar future
developments within the city will make these med /high- density units harder to sell - thus slowing down initial
residential occupancy and ultimately making the planned retail launch more difficult to execute on schedule. I feel
that any impediments to the success of the Town Center project will be felt city -wide as we try to compete for
financial infrastructure support from county, state and federally- funded programs.
Thank you for your attention to my concerns. I can be contacted by phone at 763- 427 -7454 and /or by e -mail at
matt@tewsinteractive.com if you have any questions. I will be in attendance at the Sketch Plan Review meeting
on Thursday, February 2 and look forward to hearing how the concerns of the city and it's residents are
communicated to the MN Skyline Partners.
-Matt
Matt Tews
Tews Interactive
5844 151st Lane NW
Ramsey, MN 55303
763- 712 -8555
htto://www.TewsInteractive.com
Matt@TewsInteractiye.com
1/31/2006
-259-
