Olson, fourteen year residents at the above address in the city of <br />Ramsey. <br />I am writing this letter in order to express my concerns over the proposed development on the property at the <br />intersection of Nowthen and 151` Lane NW <br />After reviewing the latest preliminary site plan and reading a letter from Ms. Dallies and input from Mr. Matt <br />Tews, I have the following concerns: - <br />The proposed exit from this development onto 1515t lane exits directly across from my bedroom window. I <br />therefore would expect to have a large number of cars utilizing this exit and disturbing my privacy by shining <br />headlights directly into my house. I already have the lights from Ramsey elementary school shinning into the <br />back of my house. Another concern is the traffic exiting from this proposed development and the noise due to <br />the stopping and acceleration of these vehicles from this stop sign. In addition to this, whenever there is an <br />event taking place at the school we have cars parked on both sides of 151st lane for at least one block from <br />Nowthen Blvd. The traffic that will be utilizing this block of 151" lane will be the vehicles that come from the <br />approx. 40 homes already constructed on 151st lane as well as the approx. 60 homes proposed in the new <br />development. This amount of traffic will destroy the quality of living we currently enjoy. I suggest that the vast <br />majority of traffic from the new development will use this section of road because most of these cars will be <br />leaving by driving south on Nowhen when leaving the development and North on Nowthen when returning- to <br />their homes. Unless directed to do so very few cars will use the Alpine exit /entrance. Turn lanes will be of little <br />help in relieving this situation. <br />It is my understanding that the exit was moved to this new location from the original planned location due to . <br />the complaints of a resident on our street who happens to be a city employee. I understand his concern, but I <br />would suggest that there is not a location on 151s' Lane from this development that would not affect the quality <br />of life' of other residents at least to this degree, if not more. <br />We have been told that the county would object to another road entering onto the county road. Why ?? Another <br />road exiting from this development would not increase the amount of traffic onto Nowthen. all it would do is <br />relieve congestion on 151st. After all three driveways are going to be eliminated. Having this traffic exiting onto <br />151" Lane would create more traffic congestion than if all traffic were to exit onto Alpine. <br />When we purchased our property fourteen years ago all the homes were built on 2 -5 acre lots and 151s' lane <br />was roughly an 800' cul -de -sac street, the cities limit for this type of street at that time was 600' We now have <br />roughly eight times that number of homes on 151" lane, which is now a double cal -de -sac street. Which I <br />would suggest is nearly the same length as the proposed roads in this development. <br />The density of this property should not be changed. It seems that we make rules only so we can break them. <br />The increased density of housing along 151" lane would have a strong negative effect of the quality of life for <br />those of us living on this street. Houses on this road should not be built to a density any less than the current <br />density. The cost of these houses should be at a very minimum the average cost of all houses on.151st Lane so <br />as to prevent deprecation of the current adjacent properties. <br />
