ADOPT ORDINANCE ESTABLISHING SECTION 9.20.28
(3-3 BUSINESS DISRICT) IN CHAPTERS OF CITY CODE;
CASE OF CITY OF RAMSEY
By: Amy Geisler, AICP, Associate Planner
CASE # I
Background:
The City has initiated a redevelopment project for the area generally west of Armstrong Blvd and
north, of Highway 10. This area is currently part of the Town Center zoning district. This
redevelopment project requires the creation of a new business zoning district for this area.
The following items are enclosed for your information:
a) District area boundary
b) Proposed B -3 Business District ordinance
Notification:
The public hearing was properly advertised in the Anoka County Union. Staff also sent a public
hearing notice to all affected parcels and those within 350 feet.
Observations:
The City Council selected Robert Muir Co. as the master developer for this project at the June
13 2006 meeting. The entire zoning district will be master planned and will contain larger -scale
and more auto - oriented commercial use s than are intended for the Town Center. This area is
currently zoned TC -2, which is not intended to accommodate this scale of commercial
development. A separate action to actually rezone these parcels will be scheduled for a public
hearing in September. The ordinance was introduced by the City Council on July 25 2006 and
is now eligible for adoption.
—337--
