ADOPT ORDINANCE ESTABLISHING SECTION 9.20.28 <br />(3-3 BUSINESS DISRICT) IN CHAPTERS OF CITY CODE; <br />CASE OF CITY OF RAMSEY <br />By: Amy Geisler, AICP, Associate Planner <br />CASE # I <br />Background: <br />The City has initiated a redevelopment project for the area generally west of Armstrong Blvd and <br />north, of Highway 10. This area is currently part of the Town Center zoning district. This <br />redevelopment project requires the creation of a new business zoning district for this area. <br />The following items are enclosed for your information: <br />a) District area boundary <br />b) Proposed B -3 Business District ordinance <br />Notification: <br />The public hearing was properly advertised in the Anoka County Union. Staff also sent a public <br />hearing notice to all affected parcels and those within 350 feet. <br />Observations: <br />The City Council selected Robert Muir Co. as the master developer for this project at the June <br />13 2006 meeting. The entire zoning district will be master planned and will contain larger -scale <br />and more auto - oriented commercial use s than are intended for the Town Center. This area is <br />currently zoned TC -2, which is not intended to accommodate this scale of commercial <br />development. A separate action to actually rezone these parcels will be scheduled for a public <br />hearing in September. The ordinance was introduced by the City Council on July 25 2006 and <br />is now eligible for adoption. <br />—337-- <br />
