<br />CASE # <br /> <br />REQUEST FOR SKETCH PLAN REVIEW OF DEAL COM:MERCIAL CENTER; <br />CASE OF JIM DEAL <br />By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />Jim Deal is requesting sketch plan review to replat Lot 1 of Deal Industrial Park with the <br />adjacent parcel to the west to enlarge Lot 1 and create two more commercial lots. Lot 1 of Deal <br />Industrial Park is currently occupied by Pro Sporting Goods. The following items are enclosed <br />for your information: <br /> <br />a) Site location map <br />b) Sketch plan of proposed subdivision <br />c) City Staff review letter dated October 2, 1997 <br /> <br />Notification: <br /> <br />No public notification is required for the minor subdivision to replat the subject property. <br /> <br />Observations: <br /> <br />All of the lots will meet or exceed the 1/2 acre minimum lot size, 100 foot minimum lot width <br />and 150 foot minimum lot depth requirements. The two new lots will have access to Rwy. #10 <br />from a managed access currently existing at the southwest comer of the Pro Sporting Goods site. <br />There will have to be internal easements between Lots 2 and 3 regarding use of that managed <br />access. The developer should construct a drivelane across Lot 3 to feed into Lot 2 as this lot is <br />proposed to be developed prior to Lot 3 and that would result in an interruption of improved <br />access to Lot 2. Staff is also recommending that the 40 foot easement acquired during the <br />platting of Deal Industrial Park along the north plat boundary be continued in this plat of Deal <br />Commercial Center. The easement is intended to accommodate a service road in the event <br />Mn/DOT acquires access rights along T.R. #10 in the future. <br /> <br />Park dedication will be reviewed by the Park Commission. It is anticipated that it will consist of <br />a cash payment for the two new lots created. <br /> <br />Recommendation: <br /> <br />City Staff recommends approval of the sketch plan. <br /> <br />Commission Action: <br /> <br />Motion to: <br />Approve/deny the sketch plan for Deal Commercial Center and recommend that City <br />Council grant final plat approval. <br /> <br />Review Checklist: <br /> <br />City Engineer <br /> <br />:< PC: <br /> <br />10/07/97 <br />
