<br />CASE #: <br /> <br />,} vi,' ~l' <br />I <br /> <br />REQUEST FOR SKETCH PLAN APPROVAL OF NORDVIK ADDITION; <br />CASE OF DONALD NORDVIK <br />- By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />Donald Nordvik owns Lot 2, Block 2, HY-10 Ramsey. He is proposing to split the lot into two, <br />(2) equal lots. The following items are enclosed: <br /> <br />a) Site location map <br />b) Proposed sketch plan <br />c) City Staff review letter dated May 28,1997 <br /> <br />Observations: <br /> <br />The east half of the subject lot is currently occupied with a manufacturing/warehouse facility. <br />Mr. Nordvik is proposing to split the lot into two equal parcels and develop another <br />manufacturing/warehouse facility on the new lot created. The total area of the property is 78,134 <br />square feet; the minimum lot size in the Industrial District is 1 acre or 43,560 square feet. The <br />proposed size of the lots is 39,067 square feet. Since the new building proposed is equal in size <br />to the building that exists on the property, Staff is recommending approval of the lot split with a <br />slight deviation to minimum lot size in order that the buildings may be developed on separate <br />lots of record. This recommendation is contingent upon Mr. Nordvik supplying information to <br />verify that both of the lots will have an alternate area for a septic system should the initial <br />systems fail. <br /> <br />Access to the new lot created would be from 14 7th Avenue N. W. The final plat should provide <br />for the standard 10 foot drainage and utility easement around the perimeter of each lot. The <br />drainage will be reviewed under the site plan for the development of the new lot created. <br /> <br />Recommendation: <br /> <br />Staff recommends plat approval contingent upon compliance with the Staff Review Letter dated <br />May 29, 1997. <br /> <br />Commission Action: <br /> <br />Motion to: <br />Approve/deny the sketch plan for Nordvik Addition and recommend Council <br />approval of the fmal plat. <br /> <br />Review Checklist: <br /> <br />City Engineer <br />Parks & Utilities Supervisor <br />PC: 6/3/97 <br /> <br />I~ <br />
