We offer the <br />following comments: <br /> <br />1. General. The proposed plat is a replat of Lot 2, Block 2, HY-I0 Ramsey. The <br />subdivision would split the parcel into two equal lots. <br /> <br />2. Zoning. The property is zoned Industrial. <br /> <br />3. Lot Sizes and Dimensions. The minimum lot size in the Industrial District is 1 <br />acre or 43,560 square feet. The proposed size of each of the lots is 39,067 square <br />feet. Staff is recommending a 4,500 square foot deviation from the minimum lot <br />size on each lot so that the existing commercial structure on the property will be <br />on a separate lot of record from the new commercial structure proposed to be <br />developed on the unused portion of the subject property. <br /> <br />4. Access to Lots. The existing lot and the new lot created would have access from <br />147th Avenue N.W. <br /> <br />5. Drainage and Utility Easements. The standard 10 foot drainage and utility <br />easements will have to be provided around the perimeter of each of the lots. The <br />drainage plan will be reviewed with the site plan submitted for"the construction of <br />the new facility on the lot created. <br /> <br />6. Park Dedication. The plat will be reviewed by the Park Commission on June 12 <br />for park dedication requirements. <br /> <br />11 <br />
