<br />, <br /> <br />CASE #1 <br /> <br />REQUEST FOR SITE PLAN APPROVAL; <br />CASE OF NORTHERN AIRGAS, INC. <br />By: Sylvia Frolik, Zoning Administrator <br /> <br />Background: <br /> <br />The City of Ramsey has received a request for site plan review and approval from Northern <br />Airgas, Inc. The plan proposes to construct a 29,336 square foot office and warehouse facility <br />and a 11,440 square foot acetylene plant in'the Business Park 95. The following items are <br />encloseCE <br /> <br />a) Site location map <br />b) Site plan <br />c) Staff Review Letter dated October 16, 1997 <br /> <br />Observations: <br /> <br />2The site is proposed to have two accesses onto Radium Street. which will be extended north off <br />of the eastern terminus of McKinl~Street. The site also shows two accesses !o a 26 foot <br />driveway which is located on what may become the extension of McKinley Street to the east. <br />All of the accesses proposed are acceptable tu City Staff. --=> <br /> <br /> <br />The site plan is in compliance with City Code and the Business Park 95 Covenants as it relates to <br />zoning, lot coverage, setbacks, landscaping, design and number of off-street parking areas and <br />driveways. The waste storage area is noted on the plan but the type of construction materials <br />must be identified. A lighting plan will be required and is subject to the approval of the City <br />Engineer. <br /> <br />The exterior finish on the building is proposed to be precast concrete--panels which is in <br />accordance with City Code and the Business Park covenants. However, the height of the <br />warehouse portion of the principal building is 42'6" from grade. City Code restriCts building <br />heights to 35-feet. This restriction is based on the reach capabilities of fire suppr~ession. ~I n <br />equipment. Northern Airgas has applied for a variance to the height restriction. 'r~e...- ~ /' JlV <br />A\1W'( <br />It should be noted that the facility proposes numerous loading areas on both of the buildingf p/( <br />Code requires loading berths to located on rear walls but this criteria has not always been feasible <br />and really hinges on the operational methods of the business proposing to occupy the building. <br />City Council has deviated from this requirement in the past and Staff will be recommending the <br />same in this case. However, that recommendation is contingent upon Northern Airgas <br />intensifying the tree screening in the areas where loading berths are visible from existing or <br />,future roadways. <br /> <br />J <br />
