The 1164 daily trips utilize 157th Lane, west of rn #47, to gain access to or from the Apple Ridge
subdivision represents 86.5% of all daily trips generated by this subdivision. The remaining 13.5% or 182
daily trips generated by the Apple Ridge subdivision are accessing CSAH #5 via 157th Lane in the Hall's
Dover Acres residential development to the west. Likewise, an estimate 24 daily trips generated in the Hall's
Dover Acres development can be expected to use the Apple Ridge subdivision streets to accesslH #47.

.
Conclusions .
The proposed Apple Ridge subdivision development can be expected to generate about 1350 trips on a daily
basis when fully developed. And the proposed street layout encourages the vast majority of those daily trips
(about 1164 or 86.5% of all1rips) to remain entirely within this plat before accessing lH #47. The proposed
street layout also facilitates internal trips between adjacent neighborhoods without promoting external trips
through adjacent neighborhoods.

From a traffic engineering perspective, the most critical element of this proposed Apple Ridge development
is the ultimate design and construction of a safe intersection along lH #47 at 157th Lane. I did conduct a
field investigation of the proposed lH #47 - 157th Lane - Boy Scout Camp entrance intersection on Monday
evening, March 17th, and found there to be very good sight distance along TH #47 to both the north and
south. The existing horizontal and vertical curve alignment ofTH #47 at this proposed intersection location
provides very adequate sight distance to promote safe vehicle operations.

If you have further questions, need additional information or wish to discuss this matter in greater detail,
please contact me.

cc:

Mr. John Peterson; Good Value Homes, Inc.

8

6
