<br />CASE #5 <br /> <br />PROPOSED ORDINANCE AMENDING PERMITTED AND ACCESSORY USES <br />IN THE INDUSTRIAL AND BUSINESS WAREHOUSE DISTRICTS <br />By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />As you know, there are several multi-tenant buildings in the Industrial and Business <br />Warehouse District going through the site plan review process at the City. And, there is <br />the multi-tenant building developed and managed by Sharp and Associates on Industry <br />Avenue. These facilities are intended to accommodate small business and new business <br />starts. <br /> <br />Observations: <br /> <br />It has come to Staff s attention that there is a great deal of cross-over of Industrial, <br />Business Warehouse and even some B-3 Business uses desired in these buildings. In <br />order to facilitate these small and new business starts with proper zoning, Staff has <br />drafted an ordinance to amend the Industrial and Business Warehouse sections of the City <br />Code to identify the appropriate permitted and accessory uses in these types of facilities. <br />The draft ordinance is enclosed for your information and review. It should be noted that <br />all of the uses listed are contingent upon their operations not requiring any outside <br />storage or overnight parking. <br /> <br />Recommendation: <br /> <br />City Staff recommends approval of the code amendment. <br /> <br />Commission Action: <br /> <br />Motion to: <br />Recommend that City Council adopt an ordinance to amend Chapter 9 of the City <br />Code to identify permitted and accessory uses in multi-tenant or business <br />incubators located in the Business Warehouse and Industrial districts. <br /> <br />Review Checklist: <br /> <br />City Administrator <br /> <br />PC: 06/03/97 <br /> <br />~ <br />
