ENERGY PARK THIRD <br />ADDITION; CASE OF ANOKA ELECTRIC COOPERATIVE <br />By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />Anoka Electric Cooperative is requesting sketch plan review to plat another 4 commercial lots in <br />the A.E.C. Energy Park. The following items are enclosed for your review: <br /> <br />a) Site location map <br />b) City Staff review letter dated May 28, 1997 <br /> <br />Observations: <br /> <br />The property is zoned Business Warehouse and the minimum lot size is 1 acre; each of the four <br />lots proposed are at least 3 acres in size. P1:lblic access to the lots will be from Sunwood Drive <br />and 143rd Avenue N.W. as the plat proposes to dedicate all access rights along C.S.A.H. #56 to <br />the County. To ensure an opportunity to accommodate truck traffic to these 4 lots without <br />accesses onto major collectors, Staff is suggesting the construction of Jasper Street north of <br />143rd and the extension of an alley to the west off of Jasper between the 4 lots. <br /> <br />The southeast comer of Lot 3 needs to be shown as a drainage easement on the final plat to <br />accommodate a detention pond in that area. <br /> <br />The plat will be reviewed by the Park Commission on June 12 for park dedication requirements. <br /> <br />Recommendation: <br /> <br />City Staff recommends sketch plan approval contingent upon compliance with City Staff review <br />letter dated May 29, 1997. <br /> <br />Commission Action: <br /> <br />Motion to: <br />Approve/deny the sketch plan for A.E.C.
