Energy Park Third Addition <br /> <br />Dear Doug: <br /> <br />We are in receipt of your proposed sketch plan to plat another four (4) lots in the A.E.C. <br />Energy Park. The proposed plat consists of one sheet prepared by Hakanson Anderson <br />Associates, Inc. and is dated received by the City on May 13, 1997. We offer the <br />following comments: <br /> <br />1. General and Zoning. The plat consists of 4 commercial lots and the property is <br />zoned Business Warehouse. <br /> <br />2. Lot Sizes and Dimensions. The minimum lot size in the Business Warehouse <br />District is 1 acre. Each of the lots are at least 3 acres in size. <br /> <br />3. Access to Lots. The plat proposes to dedicate all access rights along C.S.A.H. <br />#56 to the County. All of the lots will gain public access from Sunwood Drive or <br />143rd Avenue N.W. To ensure ease of movement of truck traffic to the future <br />loading docks on the 4 lots without creating the need for an access onto C.S.A.H. <br />#56, Staff is recommending that Jasper Street north of 143rd be constructed and <br />that a private alley extending west through the middle ofthe plat be developed. <br /> <br />4. Drainage and Utility Easements. The southeast comer of Lot 3 needs to be <br />dedicated on the final plat as drainage easement to accommodate the detention <br />pond in this area. In accordance with City Code, the standard drainage and utility <br />easements are provided around the perimeter of reach lot. The drainage plans will <br />be reviewed on an individual basis as each of the 4 lots are developed. <br /> <br />5. Park Dedication. The plat will be reviewed by the Park Commission on June 12 <br />for park dedication requirements. <br /> <br />5 <br />
