<br />CASE # ~ <br /> <br />REQUEST FOR SITE PLAN APPROVAL; <br />CASE OF SHARP AND ASSOCIATES <br />By: Sylvia FroIik, Zoning Administrator <br /> <br />Background: <br /> <br />The City of Ramsey has received a request for site plan review and approval from Sharp and <br />Associates. The plan proposes to construct a 14,300 square foot office and manufacturing <br />facility on Lot 1, Block 1, Business Park 95 4th Addition. The facility will be leased with option <br />to buy to Spectrum Fixtures. Spectrum manufactures store fixtures. . <br /> <br />The following items are enclosed: <br /> <br />a) Site location map <br />b) Site plan <br />c) Staff Review Letter dated August 1, 1997 <br /> <br />Notification: <br /> <br />Site plans are not subject to public hearings and since the development will be an improvement <br />to the area, no notification of the proposal has been sent to adjacent industrial property owners. <br /> <br />Observations: <br /> <br />The site is proposed to have one access onto McKinley Street N.W. The applicant has been <br />informed that Radium Street will most likely be constructed north off of McKinley to Industry <br />Avenue. It is acceptable to City Staff if the developer desires to also have an access onto <br />Radium Street. <br /> <br />The site plan is in compliance with City Code as it relates to zoning, lot coverage, setbacks, <br />design and number of off-street parking areas and driveways, loading berths, and architectural <br />standards. The submittal is deficient of a Lighting Plan and the construction materials for the <br />waste storage area must be identified. <br /> <br />The site plan is subject to the approval of the Business Park 95 Architectural Review Board and a <br />meeting has been scheduled for August 6. <br /> <br />Recommendation: <br /> <br />City staff recommends site plan approval contingent upon compliance with the City Staff Review <br />Letter dated August 1, 1997 and the Business Park 95 covenants. <br /> <br />IS <br />
