That for Section A, which is proposed to be rezoned from B-1 Business to B-2 Business, <br />the properties on the other 3 quadrants of the intersection are zoned a combination of B-1 <br />Business and B-2 Business. The property to the south is zoned R-3 Urban Residential. <br /> <br />9. That for Section B, which is proposed to be rezoned from B-1 Business to R-3 Urban <br />Residential, the property to the north is zoned B-1 Business, the propertY to the east is <br />zoned R-3 Urban Residential, and the property to the south is zoned R-3 Urban <br />Residential. The property on the west side ofT.H. #47 is zoned B-1 Business. <br /> <br />. <br />10. That the Applicant has also submitted an application to the City for a minor subdivision <br />that will subdivide the underlying parcel into one lot and one outlot and the proposed <br />rezoning will follow the lines of the new lot boundaries. <br /> <br />11. That the proposed zoning amendment will/will not substantially adversely impair the use <br />or market value of any surrounding property. <br /> <br />12.
