CASE # (p REQUEST FOR SKETCH PLAN APPROVAL OF RADEMACHER ADDITION; CASE OF RADEMACHER COMPANIES, INC. By: Zoning Administrator Sylvia Frolik Background: Rademacher Companies, Inc. is requesting sketch plan review to split their parcel in the southeast quadrant of the intersection of T.R. #47 and 153rd Avenue NW They plan to develop a convenience store on Lot 1 and hold Outlot A for future development. a) Site location map b) Sketch Plan c) City Staff Review Letter dated August 28, 1997 Observations: The subject property is currently zoned a combination of B-1 Business and R-3 Urban Residential. Both of the proposed parcels will meet the minimum size requirements for the commercial and multi-family districts. The property is approximately 8 acres in size and they are proposing that the commercial lot will be 3 acres and the multi-family parcel will be 5 acres in size. Staff has raised issues concerning public dedications and future street patterns which should be discussed prior to a Planning Commission recommendation. These are outlined in pages 3 and 4 of the City Staff Review Letter dated August 28, 1997. The plat was reviewed by the Park Commission on September 11, 1997. The Commission recommends the City Council require the developer to pave an eight-foot bituminous trail from 153rd Avenue to the southern border of Lot 1. The park dedication would be a cash contribution to the Oxbow Recreation District of 5% of fair market value or $2.00 per square foot (which ever is greater) for the buildable lot. Recommendation: City Staff recommends sketch plan approval contingent upon compliance with City Staff review letter dated August 28, 1997. Commission Action: Motion to approve/deny the sketch plan for Rademacher Addition and recommend that City Council grant fmal plat approval to same.
