<br />CASE # Z <br /> <br />REQUEST FOR SITE PLAN REVIEW; CASE OF DONALD NORDVIK <br />By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />Don Nordvik is seeking site plan approval to construct a 2,160 square foot accessory building at <br />8020 147th Avenue N.W. The following items are enclosed: <br /> <br />a) Site location map <br />b) Site plan <br />c) City Staff review letter dated October 30, 1997 <br /> <br />Notification: <br /> <br />Because site plans are not required to be subjected to a public hearing and because the site is <br />surrounded by industrial properties, no notification of the pending development was forwarded to <br />area property owners. <br /> <br />Observations: <br /> <br />There is a 6,000 square foot manufacturing building on the site. Mr. Nordvik is proposing to <br />construct the 2,160 square foot accessory building to provide additional space for supplies and <br />vehicles for the manufacturing facility. The lot coverage complies with the 35% restriction in <br />City Code. The existing pavement and concrete curbing will be expanded to service the <br />accessory building. The structure also complies with the setback requirements. <br /> <br />The accessory building is limited to 30% of the area of the principal building. In this case the <br />accessory building is 35% of the area of the principal building. In lieu of the fact that the <br />property is entitled to 21,875 square feet of building space and a total of8,160 is proposed, Staff <br />is recommending approval of a deviation from the 30% size restriction on the accessory building. <br /> <br />The building is proposed to be faced with a combination of metal panels and brick, like the <br />principal building on the property. Code requires all non-residential buildings to be faced with <br />natural or artificial stone. If the Commission opposes siding the accessory building like the <br />principal building, the applicant is willing to consider the use of synthetic stucco in place of the <br />metal panels. ~ <br /> <br />Recommendation: <br /> <br />;; <br />City Staff recommends site plan approval. <br /> <br />Commission Action: <br /> <br />Motion to approve/deny the proposed site plan for Don Nordvik at 8020 147th Avenue N.W. <br /> <br />Review Checklist: <br />PC: <br /> <br />City Engineer <br />11/04/97 <br /> <br />/3 <br />
