<br />Site Plan Review: Don Nordvik <br />October 30, 1997 <br />Page 2 of3 <br /> <br />Architectural Standards: City Code requires a natural or prefabricated stone exterior finish on <br />all non-residential buildings, unless otherwise approved by City Council. The new accessory <br />building is proposed to be finished with a combination of vertical metal panels and brick. It is <br />Staff's understanding that this is the preferred finish because it is identical to that of the principal <br />building. However, if Council do.es not approve the metallbrick combination, the alternative to <br />metal panels would consist of synthetic stucco. <br /> <br />Lighting: The site plan does not identify the addition of any exterior lighting to the new <br />building. If lighting is to be added, the fixture specifications are subject to the approval of the <br />City Engineer. <br /> <br />Landscaping: No additional landscaping is being proposed for the accessory building. All areas <br />disturbed during constructed should be established with sod or seed. <br /> <br />Off Street Parking and Drives - Design: City Code requires all driveways, off-street parking <br />and traveled areas of a site to be surfaced with bituminous or concrete and finished with B-612 <br />concrete curbing. Accordingly, the site plan proposes to expand the existing bituminous and <br />concrete curb to service the new accessory building. <br /> <br />Drainage: No grades have been proposed on the plan~ The only indication of drainage is a <br />notation showing a curb cut in the southwestern comer of the parking area. <br /> <br />The site is relatively flat and the improvement will result in an increase of impervious area of <br />approximately 9000 square feet. As much of the newly, created impervious area as possible <br />should be directed to the drainage swale located on the southern boundary of the plat. Erosion is <br />likely to occur when the runoff leaves the pavement. A detail showing how the potential erosion <br />will be prevented needs to be submitted and approved. <br /> <br />/ <br />I <br />Waste Storage: City Code requires all waste storage areas to be 100% screened. If the waste <br />enclosure is located outside either of the buildings, the location and construction materials should <br />be noted on the site plan. <br /> <br />,~ <br />
