<br />.. <br /> <br />CASE # 2 <br /> <br />" <br /> <br />REQUEST FOR SITE PLAN APPROVAL; <br />CASE OF CONSULTING MANAGEMENT CONSTRUCTION, INC. <br />By: Sylvia Frolik, Zoning Administrator <br /> <br />Background: <br /> <br />The City of Ramsey has received a request for site plan review and approval from Consulting <br />Management Construction, Inc. The plan proposes to construct a 23,352 square foot office and <br />manufacturing facility in Business Park 95 6th Addition. The following items are enclosed: <br /> <br />a) Site location map <br />b) Site plan <br />c) Staff Review Letter dated August 27, 1997 <br /> <br />Notification: <br /> <br />Site plans are not subject to public hearings and since the development will be an improvement <br />to the area, no notification of the proposal has been sent to adjacent industrial property owners. <br /> <br />Observations: <br /> <br />The site is proposed to have two access onto Unity Street N.W. <br /> <br />The site plan is in compliance with City Code as it relates to zoning, lot coverage, setbacks, <br />design and number. of off-street p.arking areas and driveways, loading berths, waste storage and <br />architectural standards. Exterior lighting is also noted and the fixtures must be pre-approved by <br />the City Engineer. City Staff has made some recommendations for modifications to the <br />landscape plan for species that have a better survival rate in the Ramsey area. <br /> <br />The site plan is subject to the approval of the Business Park 95 Architectural Review Board and a <br />meeting will be scheduled accordingly. <br /> <br />Recommendation: <br /> <br />City staff recommends site plan approval contingent upon compliance with the City Staff Review <br />Letter dated August 27, 1997 and the Business Park 95 covenants. <br /> <br />Commission Action: <br /> <br />Motion to: <br />Recommend that City Council approve the proposed site plan for Consulting <br />Management Construction contingent upon compliance with the City Staff Review Letter <br />dated Aug':lst 27, 1997 and the Business Park 95 covenants. <br /> <br />Reviewed by: <br />City Engineer <br /> <br />PC: 09/02/97 <br /> <br />1'5 <br />
