<br />Exhibit C <br /> <br />CITY OF RAMSEY <br />DEVELOPMENT PERMIT <br /> <br />On March 12, 1996, Site Plan approval was granted by the City of Ramsey ("City") to Johnson. <br />Holdings, Inc., ("Permittee") to construct a 2,500 square foot bank facility ("Structure") on the <br />property which is legally described as follows: <br /> <br />Lot 1, Block 1, Old School House No. 28 Addition, Anoka County, Minnesota <br /> <br />the ("Site"). <br /> <br />This approval is issued pursuant to s9.03.06 of the City Code. The conditions of this approval are <br />as follows: <br /> <br />1. STRUCTURE. All building plans must be prepared and certified by a registered <br />engineer or architect. <br /> <br />2. STATE BUILDING CODE COMPLIANCE. The structure shall be constructed in <br />accordance with the requirements of the State Building Code. <br /> <br />3. SITE PLAN COMPLIANCE. The structures shall be sited and constructed on the Site <br />as shown on the Site Plan submitted by the Permittee, which Site Plan was prepared by <br />KK.E Architects, Inc. and consists of one (1) sheet dated January 16, 1996. <br /> <br />4. REQUIRED IMPROVEMENTS. The Permittee shall construct and install the <br />following site improvements on the Site in accordance with the specifications and location <br />as shown on the Site Plan and Landscape Plan. The Required Improvements are as <br />follows: <br /> <br />a. Bituminous driveways, off-street parking and maneuvering areas <br />b. Concrete curbing curbing around the perimeter of all bituminous surfaces <br />c. Site grading <br />d. Sod and seed <br />e. Establishment of plantings in accordance with the Landscape Plan prepared by <br />Markell Laberee Design Group dated January 15, 1996 <br />f. Transportation trail in an alignment that will facilitate eventual pedestrian access <br />from C.S.A.H. #116 to the intersection of 142nd Avenue N.W. and Hwy. #47. <br />f. Fire lanes <br /> <br />The ("Required Improvements)". <br /> <br />5. FIRE LANES. Fire lanes shall be maintained on the Site. The exact location of these <br />items on the Site shall be as directed by the City's Fire Chief. <br /> <br />6. LIGHTING. Any lighting installed on the structure or in the parking lot is subject to the <br />prior approval of the City Engineer and shall be designed so as to deflect light away from <br />Sunfish Lake Boulevard and McKinley Street Northwest. <br /> <br />Page 26 <br />
