Densities within
the urban area could range from three to ten units per acre.

a Rural residential provides a more rural setting with predominantly single family
homes on large lots with private septic and well systems. Densities in the rural
residential area will range fonn one unit per two acres to one unit per five acres.
Lot sizes will depend on the ability of the site to accommodate private septic
systems.

Cl Edges allow for a variety of housing at a variety of densities that are sensitive to
and compatible with existing developments.

Place5 'to Work ana Shoe
W elI~planned commercial and industrial development allows a comlllunity to function
more effectively and efficiently by establishing a sound tax base reducing the burden on
residential homesteads. Commercial and industrial developments with municipal selVices
are more likely to be of a higher quality development. Places to work and shop are
separated from (but well connected to) places to live. .

Town Cen'ter
Town Center is a place where Ramsey residents go for entertainment, to gather, or to
shop. It may include restaurants, a transit hub, small shops, or a grocery store. It would
be oriented toward the pedestrian, with human scale buildings and inViting public spaoes.

Greenway Corridor5
Greenway Conidors inolude natural resources such as wetlands, hydric soils, tree canopy,
natural vegetation etc. .. These corridors are environmentally sensitive areas, which allow
for protection of water quality, wildlife movement, scenic views, and a continuous trail
system. Development would D.Qt be prohibited within this corridor; however, effOlU to
pres~e the existing resource base and return areas to their natural state would be highly
encouraged.

Hoisington Koegler Group, Inc.

....__.._._.~.._...___.o-
