<br />CASE #~ <br />REQUEST FOR A VARIANCE TO HEIGHT RESTRICTIONS; <br />CASE OF NORTHERN AlRGAS <br />By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />Northern Airgas has applied for site plan approval to construct an office and warehouse facility <br />in the Business Park. The subject property is located in the Industrial District, for which there is <br />a 35 foot height restriction. The design of the facility includes a warehouse section that is 42'6" <br />from grade. The following items are enclosed for your information: <br /> <br />a) Site location map <br />b) Site Plan and building elevations <br />c) Proposed findings of fact <br />d) Proposed variance <br /> <br />Notification: <br /> <br />Property owners in excess of the 350 foot distance requirement were notified of the hearing. <br /> <br />Observations: <br /> <br />The main purpose of the 35 foot height restriction is based on the reach capabilities of fire <br />suppression equipment. The City's Fire Chiefhas reviewed the plans and indicates that adequate <br />fire suppression can be extended to the warehouse portion ofthe building from adjacent rooftops. <br /> <br />Recommendation: <br /> <br />City Staff recommends approval of the variance. <br /> <br />Board Action: <br /> <br />Motion to adopt Resolution #97-10-_ adopting Findings of Fact #_ relating to a <br />request from Northern Airgas for a variance to height restrictions in the Industrial <br />District. <br /> <br />-and- <br /> <br />Motion to Adopt Resolution #97-10-_ approving/denying the issuance of a variance to <br />height restrictions for Northern Airgas and declaring terms of same. <br /> <br />Review Checklist: City Attorney <br /> <br />Bd of Adj <br /> <br />10/21/97 <br /> <br />13 <br />
