<br />CASE #: , <br /> <br />REQUEST FOR A VARIANCE TO REAR YARD SETBACK REQUIREMENTS; <br />CASE OF BLATZ/MACH 5 <br />By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />Randy Barrows of BlatzJMach 5 has submitted a request for variance to the rear yard setback <br />requirements at 7105 Hwy. #10 N.W. The following items are enclosed: <br /> <br />a) Site location map <br />b) Site plan <br />c) Proposed fmdings of fact <br />d) Proposed variance <br /> <br />Notification: <br /> <br />In accordance with State Statute, Staff notified property owners within 350 feet of the subject <br />property of the request for variance and public hearing. <br /> <br />Observations: <br /> <br />Mr. Barrows is proposing to construct an acc'essory structure to the BlatzJMach 5 auto repair <br />facility on Hwy. #10. The accessory building meets the front and side yard setback requirements <br />,,'r but cannot meet the rear yard setback requirement of 35 feet. <br /> <br />The applicant has stated that the hardship is due to the limited size of the subject property. The <br />parcel is slightly deficient of the 1/2 acre minimum size requirement. To even achieve 10% <br />building coverage on a parcel that is entitled to 35% coverage would require elimination of some <br />of the required off-street parking spaces. <br /> <br />Recommendation: <br /> <br />City Staff recommends approval of the variance request. <br /> <br />Board Action: <br /> <br />~ <br /> <br />Motion to: <br />Adopt Resolution #97-11-_ adopting Findings of Fact #_ relating to a request <br />for a variance from rear yard setback requirements at 7105 Hwy. #10 N.
