<br />CASE # :J <br /> <br />REQUEST FOR A VARIANCE TO CONSTRUCT AN ACCESSORY STRUCTURE <br />NEARER THE FRONT PROPERtY LINE THAN THE PRINCIPAL STRUCTURE; <br />CASE OF JOHN AND YVONNE LYRENMANN <br />By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />City Code states that accessory structures shall not be constructed nearer the front property line than the <br />principal structure. John Lyrenmann is requesting a variance to construct an accessory garage nearer the <br />front property line than the principal structure at 9360 181st Avenue NW. The parcel is approximately 8 <br />acres in size, and the house is located approximately 280 feet from the front property line. They are <br />proposing to construct a garage which will be approximately 180 feet from the front property line. <br /> <br />The following items are enclosed for your information: <br /> <br />a) Site location map <br />b) Site plan and supporting documents <br />c) Proposed Findings of Fact <br />d) Proposed Variance <br /> <br />Notification: <br /> <br />Properties within 450 feet of the Lyrenmann property were notified of the public hearing. <br /> <br />Observations: <br /> <br />The site plan submitted reveals that there are declines in topography, mature tree growth, septic system <br />location, and tillable land that prevent locating an accessory structure in the side or rear yard. The <br />original homeowner essentially created a 280 foot front yard setback when they sited the house on the <br />lot. <br /> <br />Staff Recommendation: <br /> <br />City Staff recommends approval of the request for a variance. <br /> <br />Commission Action: <br /> <br />Motion to adopt Resolution #97-04-_adopting Findings of Fact #_.relating to John Lyrenmann's <br />request for a variance. <br /> <br />-and- <br /> <br />Motion to approve/deny the request for a variance from John Lyrenmann to construct an accessory <br />structure nearer the front property line than the principal structure on the property known as 9360 181st <br />Avenue NW, and adopt Resolution #97-04-_dec1aring terms of the variance. <br /> <br />Reviewed by: <br /> <br />Zoning Administrator <br /> <br />B/A: 04/01/97 <br /> <br />3 <br />
