<br />10. That the City Code requires Planned Unit Developments to contain 50% private or 20% <br />public open space. <br /> <br />11. That the submitted plan includes 71% private open space. <br /> <br />12. That the development is proposing to deviate from City Ordinances in the following <br />manner: reduced lot width. <br /> <br />13. That the proposed development, if revised as requested, will/will not be compatible with <br />surrounding land uses. <br /> <br />14. That the proposed development will/will not exercise substantial detrimental influence on <br />the market value of surrounding properties. <br /> <br />15. That the proposed development will/will not preserve natural amenities such as wetlands, <br />water features, woodlands, and steep slopes. <br /> <br />16. That the proposed development will/will not protect and preserve scenic qualities to the . <br />greatest extent possible. <br /> <br />17. That the proposed development will/will not impose undue burden on public services and <br />facilities, including fire and police protection, schools, streets, water systems, sanitary <br />sewer systems and storm sewer systems. <br /> <br />18.
