<br />Preliminary Plat and Site Plan Review: Ebony Woods <br />August 31,2006 <br />Page 50f6 <br /> <br />o Foundation plantings, including shrubs, perennials, and possibly ornamental grasses, <br />around :each of the units are strongly encouraged. <br />o Planting depth shall be such that the trunk flare is at or just above. grade level. Trees <br />planted too deeply will be rejected. <br />o At installation, only prune branches that are broken or deformed. <br />o Any pruning cuts that are necessary shall be made just outside the branch collar, NOT <br />flush with bark. <br />o Deciduous trees shall have a caliper of at least 1 inch and coniferous trees shall be at <br />least five (5) feet in height at installation. <br />o A 2-4 inch layer of organic mulch, covering at least the area of the planting hole, shall <br />be.applied (do NqT pile mulch up around trunks). <br />o All areas not otherwise improved in accordance with the approved sit~ plan must be <br />sodded. All landscaped areas must be irrigated, with. the exception of the tree <br />preservation area. The proposed irrigation system will need to be reviewed by the City <br />Engineer. The irrigation system will need a dedicated service(s) that must be shown <br />on the utility plan. Please submit details regarding the utilities for such a system. <br /> <br />16. Density Transitioning: Density transitioning is required along the eastern boundary ofthe <br />site. . Existing vegetation within the tree preservation area appears to satisfy the <br />transitioning requirement. Density transitioning would also be required along the <br />southern boundary of the site, but, the lot to the south, Lot 1 Block 1 Clemens 2nd Add, <br />which received final plat approval in November of ~005, is currently vacant. Plus, there <br />are two rows of trees, consisting of red-pine and green ash, along this boundary (on the <br />adjacent lot), as well as a couple of silver maples, that would provide some buffering <br />between the proposed twin homes and a single family home, if one is constructed. There <br />would also be limited growing space between the proposed building location and the <br />existing trees to the south for additional plantings. <br /> <br />It should be noted that any existing trees on this site used to satisfy density transitioning <br />standards shall not be removed by subsequent property owners. However, this is not <br />meant to restrict the removal of hazardous, diseased, and/or insect infested trees. <br /> <br />17. Tree Preservation Plan: The tree preservation plan; dated May 11, 2006, is acceptable. <br />Tree save fencing must be installed prior to any construction activity and must remain in <br />place and in tact throughout the development of the site. There shall be no activity within <br />the tree save areas, nor shall equipment/vehicles be parked, stored, or cleaned out in this <br />area. <br /> <br />18. Other Permits: The developer is responsible for obtaining any permits required from' <br />other regulatory agencies. A permit is required from the Lower Rum', River Water <br />Management Organization. <br /> <br />36 <br />
