<br />CASE # 4 <br /> <br />REQUEST FOR SITE PLAN REVIEW OF MINNESOTA W ATERJET, INC; <br />CASE OF MINNESOTA WATERJET, INC. <br />By: Tim Gladhill, Management Intern <br /> <br />Background: <br /> <br />Minnesota Waterjet has applied for site plan review for the development of a 20,528 square foot <br />office/warehouse facility in the Sunfish Lake Business Park Third Addition. Minnesota Waterjet <br />manufactures custom design metal products. <br /> <br />The following items are enclosed for yourinformation: <br /> <br />a) Site location map <br />b) Site plan <br />c) Drainage, Utility, and Grading plan <br />d) City Staff review letter dated September 1, 2006 <br /> <br />Notification: <br /> <br />Site Plans do not require a public hearing. <br /> <br />Observations: <br /> <br />The site plan is proposing to construct a 20,528 square foot office/warehouse facility on Lot 2, <br />Block 1 of Sunfish Lake Business Park Third Addition. The subject property is 1.87 acres in size <br />and is zoned E-1 Employment; the proposed building is a permitted use in this district. <br /> <br />The site plan complies with the front yard, rear yard, and side yard setbacks established in the E-1 <br />Employment District. Outlot A exists on the south property line as a proposed future road <br />expansion of 144th Ave. . Lot coverage has been calculated at 25.2%, which is under the 40% <br />maximum lot coverage restriction established in City Code. <br /> <br />The site will derive access from Azurite Street. The off-street parking and maneuvering areas will <br />be surfaced with bituminous paving and finished with concrete curbing. The site plan is <br />proposing sufficient parking stalls. Staff is recommending that the access be changed to future <br />144th Avenue at time when that road is constructed. . <br /> <br />The proposed exposed aggregate and random rib precast panel material on the exterior walls is <br />permitted in the E-1 Employment District. <br /> <br />The grading and drainage plan is generally acceptable with the revisions outlined in the City Staff <br />Review Letter. / <br /> <br />." <br />The landscaping plan is generally acceptable in accordance with the revisions outlined in the City <br />Staff Review Letter. <br /> <br />39 <br />
