<br />CASE # " <br /> <br />REQUEST FOR SITE PLAN REVIEW OF GREEN VALLEY GREENHOUSE <br />EXPANSION; CASE.OF BRAD WOLF <br />By: Asst. Community Development Director Sylvia Frolik <br /> <br />Background: <br /> <br />The City has received a. site plan submittal from Green Valley Greenhouse to add a shipping <br />warehouse to the facility located at 6421 Green Valley Road. The following items are enclosed <br />for your information: <br /> <br />a. Site location map <br />b; . Letter from Applicant dated August 21, 2006 <br />c. Existing site layout <br />d. Site plan <br />e. Building elevations for shipping warehouse <br />f. Current Conditional Use Permit. <br />g. City Staff Review Letter dated August 31, 2006 <br /> <br />Notification: <br /> <br />Notification of site plan submittals is not required by City code or State Statute. The City did <br />place a "'Land Use" sign on the property to let the public know that there is an application <br />pending. <br /> <br />o bserva tions: <br /> <br />The site plan submitted proposes to relocate one of the greenhouses in the northeast corner of <br />what is shown on the Site Plan as "'East Addition", to the southeast corner of the site. The <br />former greenhouse pad will be the location for the new 1,176 square foot shipping warehouse <br />and dock. The dock will have one loading berth and two docks. <br /> <br />The greenhouse operation exists in the R-l Residential District by Conditional Use Permit <br />(CUP). The CUP was modified in 2005 to address the 5-7 year growth plan of the facility and <br />. established a maximum building coverage and minimUm buffer area around the perimeter of the <br />40 acre parcel. The maximum building coverage under the 35% rule is 572,855 square feet. The <br />addition of the warehouse will result in a total building coverage of 437,951 square feet. The <br />relocated greenhouse and the warehouse will not encroach the 65 foot buffer yard around the <br />perimeter of the property. <br /> <br />Staff is suggesting that because the dock doors for the existing warehouse, this newly proposed <br />warehouse and future warehouse face Green Valley Road, that some trees be established along <br />Green Valley Road to establish some screening of dock activity. <br /> <br />61 <br />
