This development is located in the southwest quadrant of Alpine Drive and
County Road 5 (Nowthen Boulevard). They are proposing to develop 59 units on the site. The
development is in the Sunfish Lake Recreation District.

It was indicated that the Planning Commission recommended denial ofthis.

Chairperson Johns asked how big of a trail corridor do they get.

ParkslUtilities Supervisor Riverblood asked if she was asking for more landscaping to screen or
for trails.

Chairperson Johns thought it was more for screening. She thought with City Hall in the area,
they could ask for more screening.

ParkslUtilities Supervisor Riverblood did not think it was inappropriate for the Commission to
ask for landscape consideration because of the landscaping already done in the area.

Commissioner Hansen arrived at 6:49 p.m.

ParkslUtilities Supervisor Riverblood stated they could also request the Commission review the
landscaping plan as well to make comments on it.

Chairperson Johns stated they will not be asking for any land.

Commissioner Shryock asked ifthey will be adding trails along the north side also.

ParkslUtilities Supervisor Riverblood indicated they would but there are wetland issues that need
to be addressed.

Motion by Commissioner Shryock, seconded by Commissioner Olds, to accept cash in lieu of
land and construction of the trail on the south side of Alpine Drive outside of the plat boundary
will be credit eligible and to review the landscaping plan.

Commissioner Olds thought with a trail to the south of the project, it would be nice to continue
the landscaping.

Park and Recreation Commission/July 13,2006
Page 2 of 4
