The Engineering Department has reviewed the expansion plan and determined that the proposal <br />does not impact the surface drainage pattern. Additional drainage details have been requested <br />regarding the depressed loading dock. The Applicant's engineer is also preparing a stormwater <br />plan for the entire site. The drainage from the truck dock must be shown on the final plan prior <br />to approval of thebuilding permit. <br />The Planning Commission reviewed the site plan on September 7, 2006. Mr. Brad Wolf brought <br />up for discussion the fact that the City Staff Review Letter references City Code requirement for <br />installation of curbing around the perimeter of any pavement installed. Mr. Wolf questioned the <br />necessity for this requirement for a driveway link between the new warehouse and the existing <br />access onto Green Valley Road. The City Engineer verified that in this particular case, the <br />curbing is not necessary for directing drainage. In addition, City Staff noted that the locale of <br />this business in a rural residential area is unique from businesses located in a commercial district. <br />There was also a brief discussion regarding the fact that a fire suppression plan will be required <br />for the new warehouse. The Applicant is working with the Fire Department staff on this matter. <br />Recommendation: <br />The Planning Commission recommended site plan approval contingent upon compliance with <br />the City Staff Review Letter, except that the requirement for curbing on the driveway extension <br />be waived. <br />Council Action: <br />Motion by and seconded by to approve the site plan for the <br />addition of a warehouse at Green Valley Greenhouse, contingent upon compliance with the City <br />Staff Review Letter dated August 31, 2006, except that the requirement for curbing the new <br />driveway extension be waived. <br />-or- <br />-156- <br />Motion to recommend that City Council deny the request for the addition of a greenhouse at <br />Green Valley Greenhpuse <br />CC: 09/11/06 <br />Review Checklist: <br />Civil Engineer II <br />Community Dev.
