Respectfully, <br />Site Plan Review: Green Valley Greenhouse <br />August 31, 2006 <br />Page3of3 <br />Loading Berth: " "City Code requires a loading dock or berth for the first 10,000 square feet and <br />one additional dock for each additional 25,000 square feet of floor area. One loading dock is <br />required for the warehouse shown and two docks and one berth are proposed. <br />Architectural Standards: The building does not exceed the 35 -foot height limit for the Rural <br />Developing District. The exterior walls are proposed to consist of color treated metal panels and <br />a stone wainscot will be added to the front of the building facing Green Valley Road. In <br />commercial and industrial districts, City Code requires exteriors of buildings to be faced with a <br />masonry product or panels of masonry product- This greenhouse operation is located in a <br />residential district that allows metal buildings. Although the commercial operation in a rural <br />residential area is unique, the City Council should make a decision on the use of the metal panel <br />materials with stone wainscoting. <br />Drainage and Grading: The applicant submitted a plan showing the extent of the new building <br />superimposed on the existing building. Surface drainage patterns are not impacted the new <br />building. The new plan is creating a depressed loading dock. Detail was requested on how the <br />dock area will drain. The applicant's engineer is preparing stormwater utility credit application <br />which will address overall site drainage and ponding questions. A new storm sewer pipe is <br />proposed which can accommodate the drainage from the truck dock. The drainage from the truck <br />dock must be shown on the final plan prior to approval of the building permit. <br />Lighting Plan: Any exterior light fixture locations, specifications and fixture diagrams are <br />subject to the approval of the City Engineer. <br />REU Number: This development will not significantly change the impervious surface area as an <br />existing building is being replaced with the loading dock. Construction of new structures on the <br />site may change the impervious cover and impact the storm water utility rate for this site. A <br />credit application is being submitted which will be reviewed by staff upon receipt. <br />Ramsey Planning Commission will be meeting to review the proposed site plan on <br />Thursday, September 7, 2006, immediately following the 7:00 p.m. Board of Adjustment <br />meeting. It is suggested that you or your representative be present at these meetings to answer <br />any questions that may arise.
