<br />'CASE # 1 <br /> <br />PARK DEDICATION FOR EBONY WOODS <br />By: Leonard Linton, Civil Engineer <br /> <br />Background: <br /> <br />DPM Investments has submitted a preliminary plat for Ebony Woods. The site is located on <br />Ebony Street south of Super Bowl. The property is currently zoned B-2 Business. The <br />developer has submitted applications for changing the zoning to Medium Density Residential <br />and to process the application as a PUD because the proposed lot widths are below the <br />minimum threshold for Medium Density Residential. The zoning change will require a <br />comprehensive plan amendment. <br /> <br />Observation: <br /> <br />This project will develop 6 townhomes on 1.1 acres. The site is in the Mississippi Recreation <br />District. Riverdale Park and the undeveloped Mississippi West Regional Park are within <br />walking distance of the park. The streets were recently reconstructed and a sidewalk was <br />installed as part of the street project. The proposed units back up to existing homes, internal <br />trails will not be required. Park dedication and trail fee requirements should be satisfied by a <br />cash dedication. <br /> <br />Staff Recommendation: <br /> <br />Staff recommends park dedication for Ebony Woods be satisfied with a cash contribution of <br />$13,200 (6 lots @ $2,400). Trail fees should be satisfied with a cash contribution in the <br />amount of $3,480 (6 lots @ $580.00): <br /> <br />Commission Action: <br /> <br />Motion to recommend park dedication in cash.
