,,'" t....... 5/12/94 Staff comments to preview of land use/transportation alternatives to be reviewed by the Planning Commission on May 19: 1. The frontage road along the south side of Hwy.#10 in the western 113 of the City is not shown; it is in the current transportation plan and should be shown on all options. 2. All options should show Sunwood Drive; none currently do. 3. The Hwy. #10 frontage roads in the eastern 113 of the city shown on the 'no bridge' option should also be shown on the 'bridge options'. 4. The zoning for the northeast quadrant of the CSAH 116 and 57 intersection should be shown on the 'bridge options' as well as the 'no bridge option'. 5. The 'no bridge' option should also show the single family residential in the northeast corner. (NOTE: All characteristics of all maps should be the same unless there is something to cause it not be there.) 6. On the bridge options, staff does not care for the additional proposed road north and parallel to #116 that divides the medium and high density land uses (approximately center map). 7. All attention has been focused south of 153rd - what's happening in the rest of the city north of 153rd? What about connections with Elk River, Andover, Anoka? 8. The zoning for Tooth Acres and Alpaca Estates on the south side of Hwy. #10 should be shown. Can't go all residential on the south side of #10 because of substantial investments to commercial property to date - will have to keep some commercial nodes along the south side of #1U. 9. In the 'western bridge' options, there should be a connection from the bridge crossing at #10 to Puma. 10. On all bridge options, move the proposed road on the north side of the Office Business Park north to the section line so it will align with Sunwood Drive coming in from the east. sf
