Existing <br />development ranges from minimum lot sizes of one acre to larger and undeveloped lots or <br />parcels. Two and one-half acre lots are the predominant size. <br /> <br />The City adopted Ordinance #89-33 to implement the policy of"4 in 40" land use density <br />for remaining undeveloped parcels outside of the MUSA The policy limits overall density <br />to a maximum of 4 single family residential units per 40 acres. This is effective for all <br />development that had not received preliminary approval by January 1, 1990. This policy is <br />in compliance with regional goals for rural density. However, the ordinance does not <br />attempt to reverse the existing development pattern by eliminating existing lots of record <br />or preventing development thereon.
