The current 2000 MUSA was expanded <br />by 1 ,455 gross acres, yielding a total of 442 developable acres. The expansion provided an <br />increase in residential, commercial, and industrial areas. These figures may be somewhat <br />misleading as the City has received additional phases of subdivisions which include parts of the <br />existing MUSA. URBAN DEVELOPMENT <br /> <br />Population/Households and Employment <br /> <br />The 1989 Comprehensive Plan Amendment submitted population, employment, and household <br />information which exceeded Metropolitan Council's estimates and forecasts. Based on <br />Metropolitan Council staff review, the MDIF forecasts for each of these factors were revised to <br />more accurately reflect the current situation. <br /> <br />The following table outlines revised City-wide population, household, and employment forecasts <br />for the City of Ramsey as indicated in Metropolitan Council's forecasts dated July 27, 1993. <br /> <br />TABLE 4 <br />REVISED FORECASTS 1990-2010 <br />POPULATION, HOUSEHOLDS, AND EMPLOYMENT <br /> <br /> 1970 1980 1990 1992 2000 2010 <br /> (est.) This would correspond to a population increase of approximately <br />15,711 residents by the year 2000. The City has projected that it's population will be 20,196 <br />by the year 2000, with 5,940 households. This population projection is based upon the <br />expected trends of home construction with the newly constructed homes being occupied within <br />the twelve-month period. <br /> <br />The 2010 forecasts are for sizing regional facilities such as sewers and highways. The revised <br />forecasts have been evaluated using the 1990 census data. <br /> <br />6 <br />
