<br />e <br /> <br />e <br /> <br />'<-. <br /> <br />. <br /> <br />URBAN DEVELOPMENT <br /> <br />· Urban lots first became available in 1985 after a 1984 plat approval. <br /> <br />· Historically since 1985, urban residential building permits have averaged about 30% of <br />total home construction. <br /> <br />· Urban construction activity has increased subsequent to platting activity. Plats were <br />minimal during the years 1987 to 1989. Hence permits were down in the years 1989 to <br />1991 as new plats were not available and lots had dropped from a 1986 high of 288 to a <br />low in 1989 of 102. <br /> <br />· In years of lesser lot availability, permits have averaged about 20% of total lots. This level <br />has increased to between 35% and 48% in years of high availability. <br />~ <br />· As of January 1, 1993, Ramsey has.266""available urban lots after 104 building permits <br />during 1992. Prior to 1992, Ramsey had experienced 321 total urban building permits. <br />With the available lots plus future subdivision phases, 1,017 total structures are <br />contemplated in the urban area (within existing subdivisions or future phases thereof). <br /> <br />· A significant number of lots became available in 1992, thereby increasing permit activity. <br />This trend is expected to continue in 1993 and 1994 with the Wood Pond Projects and <br />adjacent properties along County Road #5 and northeast of County Roads #116 and #57; <br />also the Rivenwick subdivision south of State Highway #10 east of County Road #56. <br />Without additional MUSA expansions, only infillland should be available after 1994. <br />Permit activity should therefore begin to decline in 1995 and beyond void of additional <br />platting. <br />
