prescribed time the preliminary approval will expire <br />and reapplication will be required. The sub divider may <br />file a Final Plat covering that portion of the prelimi- <br />nary Plat which he wishes to record And develop,. and <br />seek extension of the preliminary approval on the re- <br />maining portion if needed. <br />Final Plat Approval <br />a) The subdivider shall engage a registered land surveyor <br />to prepare a Final Plat (see ordinance) which may con- <br />stitute only that portion of the Preliminary Plat which <br />the subdivider proposes to record. <br />Where required, construction plans shall be prepared by <br />a registered engineer. <br />c) At the time of filing the final plat, the subdivider <br />shall provide an abstract of title or registered prop- <br />erty abstract, certified to date, evidencing ownership <br />of the premises involved in the plat. <br />d) The subdivider shall submit the original plus 4 copies <br />of the final plat to the Zoning Officer at least 15 <br />days before the City Council meeting at which time such <br />plat is to be considered. With the submission of the <br />final plat, the subdivider shall submit a Performance <br />Contract which provides for the installation of all im- <br />provements required. <br />e) The City Staff shall review the final plat and shall <br />transmit their comments to the City Council prior to <br />the meeting at which such plat is to be considered. <br />f) The City Council shall study the final plat, consider- <br />ing the reports of the Zoning Officer, City Engineer, <br />and other city departments and then transmit its action <br />to the City Council. <br />g ) <br />The Council may approve, reject, refer back to the <br />Planning Commission, or require modification in the <br />proposed final plat. The City Council shall act upon <br />the final plat whereupon the Zoning Officer shall <br />notify the subdivider of the Council's action. <br />h) The subdivider shall file the approved final plat with <br />the City, and shall record the final plat with Anoka <br />County within 120 days of final plat approval. Failure <br />to record the final plat within 120 days of approval <br />will render the approval invalid. <br />
