a) Planned Industrial IP <br />Type of Development: • <br />- Development that is compatible with the character and <br />quality of development in other surrounding land use <br />districts. <br />- Administrative, wholesaling, manufacturing and related uses <br />that can be conducted in an acceptable manner. <br />- Retail warehousing operations which are too large for a <br />commercial district; <br />- Planned industrial subdivisions with high standards for <br />development and continuing performance. <br />Locational Criteria: <br />- Direct access from principal and intermediate arterials or <br />related service drives. <br />- Near other intensive land uses (highway service commercial, <br />limited business, and high density residential). <br />- Areas served by rail. Although this is not an essential <br />locational criteria for all industries, the broad industrial <br />areas will generally find an expanded market for sites if <br />rail is available. <br />- Land that is appropriate and reasonably adaptable to <br />industrial site development without severe damage to the <br />natural site features. This criteria also suggests that <br />land requiring severe earth work is probably more adaptable., <br />for other urban land uses. <br />- Near potential or existing transite facilities. <br />b) General Industrial IG <br />Type of Development: <br />- Ordinarily the general appearance and quality of development <br />is lower than in IP areas. <br />- Uses which are generally not compatible with other urban <br />uses and which can be set apart with adequate distance as <br />the principle buffer. <br />- Both small and large industries are appropriate. Due to <br />minimum lot size in the IP category as well as the general <br />compatibility (of some areas such as extraction operations, <br />freight terminals and contractors' yards) many uses are <br />excluded in IP areas, but are allowable in the IG category. <br />Locational Criteria: <br />- Not adjoining or across local streets from residential <br />properties of any classification. <br />- Adjacent to or within IP areas when possible (both for <br />access to railroad transportation of goods and for <br />absorbing land adversely affected by the presence of a <br />railroad). <br />51 <br />
