Rural <br />Transition and Rural Service Areas of the city. <br /> <br />PERMITTED USES: <br />single family detached dwellings <br />Agriculture <br />Public parks <br />Accessory Uses as permitted in section 170.015G <br />Non-commercial Horse Boarding <br /> <br />STANDARDS <br />Lot Area and Density: <br /> <br />Minimum lot areas vary bY district in accord with the following <br />schedule except 2-1/2 acre lots shall be buildable lots if the lot <br />was a lot of record prior to January 1. 1990 or if the lot was a <br />lot of record prior to April 28. 1972: minimum lot area is one <br />acre. <br /> <br />Urban Reserve Area <br /> <br />... <br />j <br /> <br />Minimum Lot Size: <br /> <br />Ten (10) acres outside the Metropolitan council (MC) approved <br />Metropolitan Urban Service Area (MUSA) but within the City's <br />desiqnated Urban Area with a maximum density of 4 units per 40 <br />acres on a pro rata basis. <br /> <br />Rural Transition Area <br /> <br />Minimum Lot size: <br /> <br />Two and one half (2.5) acres in the area between the city's <br />desiqnated Urban Area and Trott Brook with a maximum density <br />of 4 units per 40 acres on a pro rata basis. <br /> <br />Rural Service Area <br /> <br />Minimum Lot Size: <br /> <br />Ten (10) acres in the area which is north of Trott Brook with <br />a maximum density of 4 units per 40 acres on a pro rata basis. <br /> <br />15 <br />
