- If the home -sites include any environmentally sensitive <br />land, a covenant shall clearly state any restrictions on clear <br />cutting, vegetation removal, erosion control, or other controls <br />necessary to protect the environmental resource. <br />- A covenant stating that building will be situated on the <br />lots permitting resubdivision of the plat and urban densities <br />in the Urban Reserve and Rural Transition areas. <br />Wetland, floodplain or other land within the parcel may be <br />attached to one of the lots in the subdivision or in a lot to <br />be owned in common by all of the lots in the subdivision. A <br />lot to be owned in common shall have a minimum dimension of <br />200'; such a lot must abut or have access from all lots having <br />common ownership. <br />C. Park dedication requirements in the 4 per 40 districts which <br />have a minimum lot size of less than 10 acres shall be <br />calculated based on the new lots being created and not on the <br />non- developable remainder. <br />D. In cases where the development of the lots creates a <br />substandard lot size said piece shall be included in the lots <br />by reconfiguring the lot lines or shall be attached to the <br />adjoining lot. <br />E. All new lots shall be served by either an existing public road <br />or a new public road built to public road standards. Lots <br />shall be configured to allow for future development of public <br />roads to access remaining parcels restricted from development <br />under this ordinance. <br />F. Where easements are rectuired for future extension of public <br />utilities including but not limited to storm water drainage, <br />storm sewer, water, roads; said easements shall be dedicated <br />in the platting process. <br />G. In the Urban Reserve and Rural Transition districts, the <br />subdivider must file a sketch plan with the preliminary plat <br />illustrating the reasonable resubdivision of the plat to urban <br />densities. <br />H. Proof of marketable title for properties being subdivided shall <br />be submitted with the application for sketch plan review. <br />18 <br />
