<br />e <br /> <br />e <br /> <br />Comprehensive Plan Workshop <br /> <br />"Elements of Concept B" <br /> <br />Places to Live <br />Three types of areas contain places to live in Ramsey, urban residential, rural residential <br />and the edges. <br /> <br />o Urban residential areas provide housing within an urban setting that has small <br />lots, convenient access to neighborhood parks, a mixture of multifamily or single- <br />family housing, and is connected to municipal sewer and water. Densities within <br />the urban area could range from three to ten units per acre. <br /> <br />o Rural residential provides a more rural setting with predominantly single family <br />homes on large lots with private septic and well systems. Densities in the rural <br />residential area would range form one unit per two acres to one unit per five acres. <br />Lot sizes would depend on the ability of the site to accommodate private septic <br />systems. Clustering of housing would allow for preservation of open space, <br />protection of natural resources and a continuous environmental corridor. <br /> <br />o Edges allow for a variety of housing styles, types and prices at a variety of <br />densities that are sensitive to and compatible with existing developments. <br /> <br />Places to Work ana Shop <br />Well-planned commercial and industrial development allows a community to function <br />more effectively and efficiently by establishing a sound tax base reducing the burden on <br />residential homesteads. Commercial and industrial developments with municipal services <br />are more likely to be of a higher quality development. Places to work and shop would be <br />separated from (but well connected to) places to live. <br /> <br />Town Center <br />Town Center is a place where Ramsey residents might go for entertainment, to gather, or <br />to shop in addition to business activities. It may include a community center, restaurants, <br />a transit hub, small shops, or a grocery store. It would be oriented toward the pedestrian, <br />with human scale buildings and inviting public spaces. It would be supported by higher <br />density housing development within walking distance. The Town Center in this concept <br />might be located west of Ramsey Boulevard, between Industry Avenue and Highway 10. <br />It also could take advantage of a new bridge crossing the Mississippi River. <br /> <br />Elements of Concept B <br />Page 1 of3 <br />
