The information you submitted does not include all of the necessary <br />detail we require. Missing items include; a landscape and screening plan, lighting plan, trash <br />enclosure and plans for septic system locations. <br />Under either review process staff will recommend the application be denied because of the <br />conflict with the City's draft Comprehensive Plan. One of the policies proposed in the plan is <br />that development not occur within the Urban Reserve area until municipal services are available. <br />The parcel you have an interest in is within the Urban Reserve and it is expected that staging of <br />utilities to serve this area would occur in 2010. Until then the land can continue to be used as it <br />is today. <br />We will be happy to assist you in processing your application but wanted you to know the staff <br />position regarding the proposed development.
