Densities at the edges of PUDs that abut existing residential development are <br />generally compatible in scale, type and size with existing and planned development. <br />2. Traffic generated by new development should be routed to collector or minor arterial <br />streets rather than through adjacent local neighborhood streets. <br />3. Where possible parkland and open space should be situated to act as a buffer between <br />future and existing development. <br />4. Natural features are incorporated into the project for the benefit of the project, the <br />adjacent community and the community at large. <br /> <br />Urban Residential Policies <br />It is the policy of the City to: <br /> <br />1. Require mixed residential and transition residential developments to be completed through a <br />planned unit development. (We should think about how many acres should constitute the <br />requirement of a planned unit development, 3, 5 or 10 acres for example.) <br /> <br />2. Encourage developments of 10 acres or more to include a mixture of high, medium and low- <br />density housing development. <br /> <br />3. Review the planned unit development section of the zoning ordinance to ensure appropriate <br />guidelines and rules for development of land within the mixed fesidential areas. <br /> <br />4. Encourage scattered site affordable housing developments as part of each residential housing <br />project rather than segregating affordable housing under one project. <br /> <br />5. Provide density bonuses for provisions of affordable housing and preservation of developable <br />land as open space or part of the green way system. <br /> <br />6. Require compatible land use transitions at the edges of neighborhoods through land use, site <br />design and landscaping. <br /> <br />7. Encourage environmentally conscious site design and construction methods to assure that <br />development respects the natural environment to the maximum practical extent and allow <br />density bonuses for developments with extra preservation of open space. <br /> <br />8. Provide dispersed locations for a diversity of housing styles, types, and price ranges and <br />encourage development of housing and services that meet the needs of nontraditional <br />households. <br /> <br />9.
