The concept plan John prepared and sent to the City shows that our client's property <br />can feasibly and reasonably accommodate high-density residential development and a modest <br />amount of supporting service commercial use. The current draft of the Comprehensive Plan <br />proposes high-density residential development for the property, but unfortunately, does not <br />address other possible uses. We ask that the Comprehensive Plan explicitly acknowledge that a <br />well-done project having a mix of residential and commercial uses could work on the site. We <br />also ask that the City designate the Katnis property for mixed-use development, possibly under a <br />PUD or similar regulatory system. <br /> <br />As we discussed, the concept plan is not final. The exact type and mix of commercial <br />and residential uses, as well as the details ofthe access, circulation, open space, building location <br />and massing ft::atures, will evolve as development planning progresses. Further, the City will <br />have ample opportunities to comment upon and work with the developer on the details. <br /> <br />On behalf of our client, we also request that you send us a copy of any staff <br />recommendation for the Comprehensive Plan and interim ordinance with regard to the Katnis <br />property, and, if available, a copy of the schedule for further consideration. <br /> <br />If you have any questions please call. <br /> <br />Very truly yours, <br /> <br />p~~. <br /> <br />Paul B.
