We are <br />also in receipt of your grading, drainage, and utility plans. We offer the following <br />comments regarding your submittal: <br />General: The site plan is proposing to construct a 20,528 square foot building located at <br />Lot 2, Block 1 of the Sunfish Lake Business Park 3` Addition, which is generally on <br />Azurite Street, south of Sunwood Drive. The lot is approximately 1.87 acres in size. <br />Zoning: The site is zoned E -1 Employment District which is intended to accommodate <br />general industrial activities. Offices and manufacturing are a permitted use in this <br />district. <br />Lot Coverage: The site plan proposes a 20,528 square foot building on a 1.87- acre lot. <br />The total lot coverage of the proposed building is 25.2 percent, which is under the <br />maximum allowable lot coverage of 40 percent. <br />Accessory Use: Commercial or business buildings and structures for a use accessory to <br />the principal use are permitted, but such use shall not exceed 50% of the gross floor space <br />of the principal use. The site plan also proposes a 1,600 square feet fenced, covered <br />storage structure. It is staff's understanding that the proposed storage structure will be <br />removed on the final plat. <br />Utilities: This proposed facility. will be served by sanitary sewer and water services. <br />SAC and WAC charges will be collected at the time the building permit is issued. <br />
