Site Plan Review: GMI Expansion <br />August 31, 2006 <br />Revised: September 22, 2006 <br />Page 2 of 4 <br />Architectural Standards: Within the E -1 Employment District, exterior wall finishes on <br />buildings must consist of brick, stucco, glass, wood, stone, pre -cast panels whose surfaces <br />have decorative Material or texture, or other materials as approved by the City Council. The <br />site plan indicates the expansion will be painted concrete block to match the existing building <br />(the existing building is also painted rock face block). The Planning Commission <br />recommended that the use of painted block be permitted for the expansion. <br />Waste Storage: City Code requires waste storage facilities to be enclosed. <br />Off- Street Parking — Spaces Required: City Code requires one parking stall for every 1,000 <br />square feet of manufacturing /warehouse space and one stall for every 300 square feet of <br />office space. The site plan indicates that the expanded building will consist of 4,000 square <br />feet of office space (13 stalls required) and 15,920 square feet of warehouse space (16 stalls <br />required), for a total of 29 parking stalls. There are 15 striped parking stalls currently on the <br />site; the site plan indicates there is space for at least 46 parking stalls. Staff is recommending <br />that at least 29 parking stalls be striped once the expansion plans are complete. <br />Off - Street Parking Design: The site plan indicates that the parking area will be blacktop <br />with concrete curbs and gutters. <br />Lighting: City standards require that the luminaire (light source) must not be visible from <br />beyond the property line. Shop drawings for any new lighting fixtures must be submitted to <br />the City for approval prior to installation. <br />Signage: Any new signage on the property will require a sign permit, which is approved <br />separately from the site plan. <br />Landscaping: The revised landscaping plan is generally acceptable. Staff offers the . <br />following comments regarding planting: <br />• Planting depth shall be such that the trunk flare is at or just above grade level. <br />Trees planted too deeply will be rejected. <br />• At installation, only prune branches that are broken or deformed (do NOT prune <br />1/3 of foliage as shown in the tree planting detail). <br />• Any pruning cuts that are necessary shall be made just outside the branch collar, <br />NOT flush with bark. <br />• All areas not otherwise improved in accordance with the approved site plan must <br />be sodded. All landscaped areas must also be irrigated. The proposed irrigation <br />system will need to be reviewed by the City Engineer. The irrigation system will <br />need a dedicated service(s) that must be shown on the utility plan. Please submit <br />details regarding the utilities for such a system. <br />If a reduction in plantings is made, or if alternate species are to be utilized, a revised plan will <br />need to be submitted. <br />
