<br />CASE #: / <br /> <br />REQUEST FOR A VARIANCE TO REARYARD SETBACK REQUIREMENTS; <br />CASE OF GMI, INC. <br />By: Amy Geisler, AICP, Associate Planner <br /> <br />Background: <br /> <br />GMI Inc. has submitted a request for variance to the rear yard setback requirement for their <br />proposed expansion project located at6511 Bunker Lake Blvd. <br /> <br />The following items are enclosed: <br /> <br />a) Site location map <br />b) Site plan <br />c) Draft Planning Commission meeting minutes dated September 6,2006 <br />d) Proposed findings of fact <br />e) Proposed variance <br /> <br />Notification: <br /> <br />In accordance with State Statute, Staff notified property owners within 350 feet of the subject <br />property ofthe request for variance and public hearing. <br /> <br />Observations: <br /> <br />GMI Inc. is proposing to construct a 9,920-square-foot addition onto their existing building. The <br />rear yard setback requirement in the E-l Employment District is 35 feet. The site plan shows a <br />rear yard setback of20 feet, for an encroachment of 15 feet. The shape of the lot limits the ability <br />of the applicant to expand the building in a different dire.ction, given the lot's triangular shape <br />and large amount of frontage on Bunker Lake Blvd. Staff would also note that a similar variance <br />was granted to Panther Precision for their building expansion, located on Sunwood Drive at <br />Bunker Lake Blvd. <br /> <br />The Planning Commission recommended approval of GMI's site expansion at the September 7, <br />20006 meeting, contingent upon receipt of a variance to the rear yard setback requirement. <br /> <br />Recommendation: <br /> <br />City Staff recommends approval of the variance request. <br />
