o <br /> <br />Whether the increased height will be compatible with existing <br />development in the immediate neighborhood. <br /> <br />Whether the variance requested is the minimum variance necessary to <br />accomplish the intended purpose of the applicant. <br /> <br />II. <br /> <br />Subd. 8. shall be renumbered as Subd. 7. and amended to read as follows: <br /> <br /> Subd. 7. Any accessory building proposed to be within five (5) feet, overhang to <br />overhang, of the principal building shall either be made structurally a part of the principal <br />building or the wall and soffit area of the accessory building that is within five (5) feet of the <br />principal building shall be constructed to a one (1)-hour fire rating. <br /> <br />III. <br /> <br />Subd. 10. shall be renumbered as Subd. 8. and amended to read as follows: <br /> <br /> Subd. 8. For lots two (2) acres (87,120 square feet) or greater in size, the <br />detached accessory building may be located nearer the front property line than the principal <br />building provided the following criteria are met: <br /> <br />ao <br /> <br />The placement of the detached accessory building maintains compliance <br />with the standard front yard structure setback requirement for the <br />respective zoning district; and <br /> <br />The exterior materials used on the detached accessory building match <br />those of the principal building on the subject property; and <br /> <br />c. The accessory building is designed with soffit, fascia and eave overhang. <br /> <br />On lots less than two (2) acres (87,120 square feet) in size, the accessory building shall be <br />located in the side or rear yard and shall not be located nearer the front property line than the <br />principal building on that lot, unless a variance is obtained.
