Case #3: Request for Preliminary Condos; i Case St. Site Plan <br />Northfork Office C , <br />LLC <br />Chairperson Nixt closed the regular portion of the Planning Commission meeting at 8:05 <br />p.m. in order to call the public hearing to order. <br />Public Hearing <br />Chairperson Nixt called the public hearing to order at 8:05 p.m. <br />Presentation <br />Associate Planner Dalnes stated the City has received a preliminary plat application from <br />Steve Ness at St. Andrew's Investment Group to develop multiple office buildings with <br />individual units for sale at the property located north of Highway 10 and southwest of the <br />railroad. rightof way, egall y asp Outlot: AA d. Lot . 1; West Ramsey <br />Industrial Park. The applicant is seeking to develop Outlot A, B, Lot 2, with one <br />West Ramsey Industrial Park. Outlot A would be developed <br />building on each. A <br />community well must be sized to accommodate fire suppression needs..The well system <br />must also provide water for daily use and irrigation. Staff has reviewed the submitted <br />specifications regarding the fire suppression system, and it appears that the applicant is <br />proposing to meet all state and national standards. Details regarding the design of the <br />system will be submitted with other building details, and would be subject to review by <br />the Fire Marshal. <br />Associate Planner Dalnes advised access is proposed to be gained from two points on <br />156 Avenue. The construction of 156 Avenue to Alpine Drive will be required as part <br />of this development in order to provide a second access to the site. A Landscape Plan has <br />been submitted, and revisions are required to accommodate the required number of trees. <br />Staff is requiring the planting of 25 additional trees. Staff is not requiring landscaping on <br />the south parcel, except in those areas near the pump house. However, re- establishing <br />disturbed areas is required; seed is acceptable. Ms. Dalnes explained the plan has been <br />revised to indicate a separate loading area for deliveries and commercial vehicles. No <br />changes were made to the width of the drive aisle in this area. <br />
