Chairperson Nixt requested clarification that a drain field could be sited with at least one <br />alternate. This would be known before a building permit is issued, with the PUD <br />approved contingent upon resolution of the drain field or on -site sanitary system. <br />City Engineer Jankowski replied this could be done by the Planning Commission. There <br />would be substantial rights to the applicant once there is Council approval. <br />Chairperson Nixt indicated the overall site plan will not change substantially as a result of <br />the findings that may be obtained from additional soils testing. <br />Mr. Walz stated they have been given the requirement to do additional testing to dig one <br />8 -foot test pit for every 10,000 square feet of septic system. The proposed septic system <br />is only 2,400 square feet; the total square footage would be less than 10,000 square feet, <br />so essentially they only need do to one test. The report <br />assertion that this soil will 100% support a septic system; the report calls for more testing. <br />Chairperson Nixt noted if the soil is not acceptable for a conventional system there are <br />other types of system designs, but they would drive the cost up considerably. <br />Mr. Vick Havanaugh, Septic System Designer, stated he chose the test pit areas and met <br />Mr. Walz and the soil scientist. He and the soil scientist went out and analyzed the soil. <br />One of the pits they chose was almost down off the property where there is a big berm. <br />They did not know if that area was disturbed, but did not want to go out in the middle of <br />the drain field they were considering and disturb it.
